Niko Nicolaou is Vice Chairman and Co-Head of Cushman & Wakefield’s Northeast Multifamily Advisory Group, one of the most active institutional brokerage teams in the Tri-State region. With nearly two decades of experience, he has represented global institutions, private equity sponsors, family offices, and private owners in more than $8 billion in multifamily sales totaling over 21,500 units. His broader team has executed in excess of $50 billion across all asset classes.

Mr. Nicolaou has led many of the region’s landmark transactions, including the $294 million sale of The Norwalk Collection (662 units, CT), the $257 million refinance of The Beacon (1,155 units, Jersey City), the $225 million refinance of the GAIA Portfolio (989 units, Stamford), the $151 million sale of Mountain View Crossing (465 units, Wayne, NJ), the $120 million sale of Avalon Darien (189 units, CT), the $121 million sale of The Rivet (362 units, Jersey City), and the $113 million sale of Ocean Gate (170 units, Long Branch, NJ).

Recognized nationally by CoStar, Real Estate Forum, GlobeSt, MAREJ, and NJBiz, Mr. Nicolaou is a member of the National Multifamily Housing Council (NMHC) and a trusted advisor to institutional and private investors across the New York Metro and Tri-State markets.

Ryan Dowd serves as Managing Director and Co-head of the NE Multifamily Advisory Group for Cushman and Wakefield, which he joined in 2012. As a leader of the group’s investment sales team, his responsibilities cover all aspects of investment advisory, marketing and oversight of underwriting, financial analysis, offering material production as well as due diligence and project coordination, with a particular focus on marketing existing multi-family assets and development and redevelopment opportunities for sale or arranging joint ventures throughout the Northeast.

During his tenure at Cushman & Wakefield his team completed over 700 transactions totaling $33 billion, of which over $5 billion were multifamily sales. His clients included pension fund advisors, REITs, and a range of domestic and foreign private investors including Related, PGIM, GAIA, Greystar, AvalonBay, UBS, among others. Ryan's successes have been recognized by numerous industry groups and publications, including being recognized as a Power Broker by Costar for 2022 & 2023.

Ryan graduated from Boston University’s School of Management with a B.B.A. in Finance. While at Boston University, he also competed as a member of the Division 1 wrestling team.
